Villa Lena, Labin: Exclusive luxury villa for large families or holidays with friends in the heart of Istria, in a quiet, secluded location yet close to the city, equipped with everything you need for a perfect family holiday. The property is fenced and secluded, so you can enjoy the idyll of nature and still be close to the city. The turquoise sea with its beautiful pebble beaches is only 5 minutes away by car.
The villa was built at the end of the 1980s according to plans by architects Jean-Pierre Gerni and Antoine Paillet and has an unusual architectural style. With its nested roof construction, it has an idiosyncratic, southern French character. On a total of 230 square metres of living space, eight rooms, six bathrooms and a wellness area with sauna are spread over two floors.
Ground floor: The tastefully furnished living area has direct access to the terrace with pool and garden. The large, comfortable leather couch in the living room can also be used as an additional sleeping place for two people. Should the weather not cooperate, the multimedia technology provides entertainment: In addition to the usual equipment such as smart TV, DVD player, cinema sound system, various films on DVD, games console, stereo system and PC, Amazon Echo with Alexa and Amazon Fire (steaming service) are also part of the equipment - which probably makes the hearts of the younger generation beat faster. For the academically oriented guests, there is alternatively a well-stocked library. Via the spacious passageway with open fireplace, the living area, separated by a step, merges into the dining area: The large dining table offers generous seating for 10 people. The directly adjoining kitchen makes the heart of every kitchen fairy beat faster: it is equipped with all the appliances needed for catering of the crew. On the ground floor there are two bedrooms, each with its own bathroom. A special highlight is the wellness area with a large bathtub, infrared cabin ("sauna") and heated outdoor whirlpool ("jacuzzi"). Immerse yourself in an oasis of relaxation!
Upper floor: A staircase leads to the first floor, where there are three more bedrooms. Alexa and Smart TV are standard. Two of the bedrooms have their own balcony, where you can end the evening comfortably with a glass of red wine. The entire furnishing is of absolutely high quality and adapted to the flair of the house.
Bedrooms: There are a total of 5 bedrooms in the villa with 4 double beds and 2 single beds. Solid oak beds, exclusive spring mattresses and fine satin bed linen are standard with us and guarantee a deep, restful sleep. All bedrooms are fully air-conditioned. The windows are fitted with fly screens and can be protected from the midday sun with folding shutters, so that it always stays pleasantly cool in the room. In addition, there are curtains for darkening. All bedrooms have their own smart TV with SAT and internet access. Two bedrooms on the upper floor have their own balcony with a seating area where you can end the day comfortably with a glass of red wine. One bedroom on the ground floor has access to the veranda with whirlpool. All bedrooms have their own bathroom with shower and WC, four of them en suite. Enjoy the luxurious flair!
Bathrooms: The house has 6 bathrooms, 5 of which are each assigned to a bedroom. On the ground floor there is an additional wellness bathroom with a large bathtub and infrared cabin ("sauna"). From the wellness area you can access the veranda with heated whirlpool, which can be used by up to 6 people. Pure wellness!
Outdoor area: The garden around the villa corresponds to the character of the building. Flowering shrubs and groves with colourful blossoms as well as numerous old trees provide shade in summer. On hot sunny days, you can cool off in the pool. The terrace around the pool with deck chairs and parasols invites you to sunbathe. Four large parasols provide sufficient shade in the midday sun. The little ones are also catered for: there is a playground with a swing for the children and if you feel like it, you can play a game of table tennis or table football. At the barbecue next to the covered pergola, you can prepare Mediterranean dishes or round off the evening in convivial company. Pure pleasure!
Villa Lena" is located in Kranjci, within sight of the old town of Labin, yet secluded enough to enjoy the idyll of nature. The large property is enclosed by a wall and tall trees and therefore cannot be seen from the outside. One is among oneself and yet close to the city. The impressive, historic old town of Labin with its cosy street cafés, first-class restaurants and pizzerias can be reached in 2 minutes by car. The centre of Labin has all the shopping facilities and lacks for nothing: when the sun is shining, you can spend the afternoon in one of the green parks, in the impressive museums or in one of the numerous street cafés. One day is not enough to explore the city with its beauty and historical originality. Those who still need some hustle and bustle in the evening and want to enjoy the nightlife will not be disappointed: the tourist town of Rabac with its long beach promenade, numerous bars and nightclubs can be reached in 10 minutes. The sea with its crystal clear, turquoise blue water is also only a stone's throw away. The beaches of Duga Luka are practically on the doorstep. There are hidden, secluded bays with pebble beaches and you have every opportunity to swim, sunbathe or take a boat trip. The region is an insider tip!
Pets are very welcome here! Your furry friend will be happy about the large, fenced garden. However, the pool is off-limits for your four-legged friend.
Smoking is strictly prohibited in the house, but there is a covered area in front of the entrance door for smokers.
In addition to air conditioning, the entire house also has underfloor heating, making it ideal for holiday stays in the early and late seasons.
